Eviction Protection
Uncontested Evictions: Covers the full cost of an uncontested eviction, to include all document filings with the court, all court appearances, and the total cost for the eviction set out: Total Estimated Value $2,500
Contested Evictions: Cost is $600 for court appearance with Attorney. All other eviction related fees will be covered under the eviction protection program
Insured Resident Guarantee
All residents will be compliant with the insurance requirement below. If the tenant stops paying for their insurance, DHC will continue making payments through the collection effort and eviction process to ensure the property is safe from neglect induced damage (Fire, Water backup (sewer, drain or pump), Explosion, Smoke, overflow of appliances, freezing pipes, collapse)
Compliant Insurance Coverage 3rd Party: Policy is purchased from an A-rated carrier. Policy meets or exceeds the required $100,000 in property damage and legal liability. Your Management Company is listed as additional interest.
Property Damage Protection
The property will be protected by an amount equal to 1x month rent. Additional damage caused by the tenant will be executed by DHC PM up to $1000. Only applies to DHC Maintenance Division and Vendors and is not paid to the owner.
Days on Market Guarantee
DHC Guarantees that your property will be leased within 30 Days. Leased is defined as, a tenant has signed a lease agreement and submitted the move in fees to reserve the property. Newly Onboarded Property, this starts the day the property is listed on our marketing system and the property is in a “rent ready” condition certified by DHC. Existing Property/Tenant Move out, we start marketing properties at a minimum of 14 days in advance of move out. The DOM Guarantee starts when the tenant has moved out. and the property is move in ready. Additionally, owners will need to approve/fund turn scopes of work within 48 hours of receiving the estimate for rent ready repairs. Owners are not allowed to conduct turn maintenance outside of DHC. Additionally, DHC has full authority to place tenants into the property without owner approval or involvement due to fair housing law compliance. DHC Has full authority to adjust price for listings within the leasing strategy presented. If the owner does not approve the leasing strategy presented. The DOM guarantee does not apply. if the price needs to fall below the agreed strategy the option will be presented to the owner and approval must be given within 24 hours, if no approval is given the price will be dropped in order to proceed within the client/owners best interest. 25% Off leasing fee if over 30 DOM.
Pet Damage Guarantee
If an authorized pet is placed into the property, DHC PM guarantees up to $750 in pet damage. The work is completed by a DHC Maintenance Technician or preferred vendor during the rent ready turn and is separate from the security deposit chargeback from the tenant. This does not apply to unauthorized animals that caused damage in the property. DHC will ensure that damages and penalties be charge to the tenant and sent to collections if not paid.
Satisfaction Guarantee
We don’t hide behind ridiculous termination penalties. Our team, process, and customer experience speak for themselves. I you ever get the feeling that you did not receive the service you expected we will not penalize you for making a change and will make sure that everything is either transferred back to you or to another PM. Give us a chance to make it right, but if it is not a good fit that is no problem at all. Requires 45 day notice. This does not apply during the period of time between the property being marketed and tenant placement. If you terminate the agreement during this period the termination penalty is $500 to pay for all the marketing and effort from DHC up to that point.
