- Supply rental applications and all other documents necessary to meet Landlord/Tenant Laws.
- Provide 24 hour web marketing of your vacant property.
- Thoroughly screen all prospective tenants.
- Handle all tenant issues and concerns.
- Collect all rent in an operating account and deposits in a trust account, both reconciled daily and subject to periodic auditing.
- Require tenants to obtain renter’s insurance or auto-enroll tenants with liability to landlord insurance to further protect the property above and beyond owner’s property insurance.
- Obtain bids and notify our clients prior to any excessive expenses regarding their property.
- Ensure all required maintenance is done in a timely manner with tenant satisfaction using a state-of-the-art, technologically-advanced maintenance software program.
- Provide 24-hour emergency service.
- Send detailed monthly owner statements accounting for all expenses, income and disbursements.
- Disburse all tenant deposit refunds and supply required documentation.
- Conduct an annual interior survey of the property with a copy going to the owner.
- Use leading-edge software for managing properties efficiently and cost-effectively.
